{"id":4302,"date":"2022-09-20T16:10:25","date_gmt":"2022-09-20T16:10:25","guid":{"rendered":"https:\/\/decottalaw.com\/?p=4302"},"modified":"2022-09-20T16:10:26","modified_gmt":"2022-09-20T16:10:26","slug":"more-good-reasons-to-buy-property-in-andalucia-the-canary-islands","status":"publish","type":"post","link":"https:\/\/decottalaw.com\/it\/more-good-reasons-to-buy-property-in-andalucia-the-canary-islands\/","title":{"rendered":"More good reasons to buy property in Andalucia & the Canary Islands"},"content":{"rendered":"The regional government of Andalucia has just approved a Decree removing Wealth tax\nwhich was payable by those individuals with assets of 700.000\u20ac (non-residents\nfor Spanish assets) or 1.000.000\u20ac for residents on their worldwide estate. <\/span>\n\nThis would be attractive to those who are considering buying Andalucian property and\npossibly taking up residency with one of the Visa options in Spain. <\/span>In January 2022 the regional government extended the reduced 7% flat rate of property\ntransmission tax \u2013 ITP \u2013 payable by the buyer. <\/span>\n\nThis, together with the favourable inheritance tax rates for families in Andalucia,\nmakes this area of Spain a good place to buy property.<\/span>\n\n\n\nIn other regions of Spain the tax on purchasing property does vary. For example,\nat present Murcia has a flat rate of property transmission tax of 10% payable by\nthe buyer. Some areas such as Majorca have varying rates depending on value.\nFor new constructions you pay Iva at 10% at current levels. It is 21% for\ncommercial property and plots of land.<\/span>\n\n\n\nIt is worth noting that in the Canary Islands – IGIC – the equivalent of Iva – is\ncharged at only 7%. There are also\nsome very good tax incentives so it is worth enquiring about your individual\ncase.<\/span>\n\n\n\nAs well as tax savings, the better climate in Andalucia and the Canaries means\nthere are also energy cost savings. <\/span>\n\nThe Spanish property market is now strongly regulated and property rights are\nprotected by Land Registration and the Notarial system.
