Registration of Spanish property for short term rentals

Vera Liprandi, Partner at our Tenerife office writes that the Spanish Government has approved a Royal Decree that creates a registry for short-term rentals and a one-stop digital service for leases that comes into force today, 2nd January 2025, but will be effective from 1st July 2025. Spain is the first country to implement the European Regulation on information on short-term rentals, which establishes a system for registering and obtaining an identification number for the short-term rental of a property. The Royal Decree establishes a system whereby short-term rentals need an official identification number to operate on digital platforms; a registration number will be granted to each dwelling dedicated to short-term rentals, including apartments for tourist use, seasonal rentals, room rentals and boats or other properties that allow short-term accommodation.
